Description: 
SUMMARY We are seeking a unique Operating Engineer person to join our Engineering team. Under the direction of the Chief Engineer, operate and maintain all building equipment and systems. Responsibilities include, but are not limited to: perform preventative maintenance work on mechanical, electrical, plumbing and HVAC related equipment; troubleshoot operations failures and re-establish building services under minimal supervision; complete maintenance work/repairs as needed.
Required Experience: 
Essential Duties: • Operate, maintain, and have proven training on all building HVAC, Electrical, Plumbing, Water Treatment, Life Safety systems, emergency power and lighting systems as required for the safe and efficient operation of the facility. • Complete all daily operating logs, tests, and inspections as required in detail • Must be familiar with company policy and procedure as it relates to emergency situation response. • Must be able to respond to all inquiries and complaints and take the necessary corrective action. • Must be familiar with and able to provide documentation, and reporting related to life safety, hazardous materials, or other code related issues. • Must be familiar with and able to provide property condition and inspections updates for each property. • Must be able to complete property operations assignments as needed to supplement personnel shortages, emergency situations, etc. • Report all/any damage or equipment failures through the work order system. • Follow the preventive maintenance program, energy management program and standard operating procedures for all machinery and equipment. • Perform repairs and maintenance task such as painting, patching, re lamping, and replacement of unit filters and belts as required. • Operates equipment including, forklifts, golf carts, pallet jack and miscellaneous hand and power tools. • Recommends requisition of supplies and materials to the Chief Engineer.

The requirements listed below are representative of the knowledge, skill, and/or ability required. • Strong working knowledge of building MEP and life safety systems. • Complete understanding of company policies and procedures. • Strong verbal and written communication skills. • Must be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented. • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. • Strong time management, reporting, and assessment skills. • Know general techniques in plumbing, electrical wiring and ventilating systems. • Knowledge and understanding of water treatment programs. • Possess understanding of the operational procedures, facility capabilities, industry terminology, event-related services, and technical requirements for the types of events anticipated at the facility. • Understand and work from general instructions, specifications, blueprints, sketches and preventative maintenance schedules. • Follow all policies/procedures, risk management, safety precautions, rules, regulations and emergency procedures established at the facility. • Demonstrate ability to carry out tasks in a reliable, productive and expedient manner and be able to adhere to strict deadlines. • Maintain an effective working relationship with clients, employees, exhibitors, patrons and others encountered in the course of employment. • Organize and prioritize work from event overviews and task lists to meet deadlines. Work effectively under pressure and/or stringent schedule and produce accurate results. • Drive a company vehicle and/or a personal vehicle on behalf of the company • Follow oral and written instructions and communicate effectively with others in both oral and written form. • Work independently, exercising judgment and initiative. • Work in a fast paced environment. • Be licensed and insured to operate a motor vehicle in Texas • Operate a personal computer using Windows, Word, Excel, and other standard office equipment.

Education: 
High School Diploma or G.E.D. and three (3) years full time related experience; or an equivalent combination of education and experience. Must possess and maintain a current, valid Texas driver’s license, and self-report any convictions.Technical support school or advanced electrical or refrigeratio
Fields of Expertise: 
EDUCATION AND/OR EXPERIENCE High School Diploma or G.E.D. and three (3) years full time related experience; or an equivalent combination of education and experience. Must possess and maintain a current, valid Texas driver’s license, and self-report any convictions. Technical support school or advanced electrical or refrigeration courses are a plus. LICENSURE Must possess a 3rd Grade City of Houston Stationary Engineers License, or greater. Maintenance Electrician License and EPA universal certification a plus.
